Kit Homes and a 1927 City Charter
Ferndale grew from a 19th-century farming settlement -- known at different points as Ferndale and Urbanrest, the latter reflecting its country-resort reputation -- into a village in 1918 and a city in 1927. Much of its housing went up between 1920 and 1951, with 1920s growth built largely from mail-order kit homes ordered through Sears, Montgomery Ward, and Aladdin catalogs, followed by a 1950s bungalow-building boom on the city's east side for returning WWII veterans.

A catalog-built 1920s kit home and a 1950s veteran-era bungalow don't share the same framing, subfloor, or original drainage details, and Ferndale's compact lots mean many of these century-old and 70-year-old homes have been added onto, re-plumbed, or had basements finished more than once since.
